Clovelly's terrain drops steeply from Clovelly Road down toward the beach and Gordons Bay. On steep blocks, stormwater concentrates quickly during rain and overwhelms drainage that was sized for lighter flows. Many of Clovelly's interwar bungalows still have original clay drainage that's been under this pressure for 70-80 years. We see a higher rate of joint failures and root intrusion in Clovelly than in flatter suburbs.

Hot water systems on the ocean-facing side of Clovelly properties get hammered by salt air and coastal humidity. The sacrificial anode corrodes faster, external components deteriorate, and exposed copper connections develop pinhole leaks earlier than they would on the sheltered side. Practical options include relocating the system to a sheltered position (garage wall, internal laundry), switching to a continuous-flow unit that's more compact and easier to protect, or at minimum mounting the unit under cover and having the anode checked every 3 years instead of the usual 5.

It could be a leak, but on Clovelly's steep coastal blocks it could also be rising damp from groundwater or stormwater seeping through retaining walls. We differentiate between the two using moisture meters, thermal imaging, and pressure testing on the water supply lines. If it's a pipe leak, we locate and repair it. If it's groundwater or stormwater ingress, that's a waterproofing and drainage conversation rather than a plumbing one, and we can advise on what's needed.

Yes, provided there's gas to the property or a new connection can be arranged. Many of Clovelly's interwar and post-war bungalows were built with gas for cooking and hot water, so adding appliances to an existing gas supply is usually straightforward. We check the meter capacity, run the gas line to the new appliance location, install, pressure-test, and provide the compliance certificate. For homes without an existing gas connection, we coordinate with the gas distributor for a new meter and supply line.

Yes. Standard chrome-plated brass taps corrode quickly in Clovelly's coastal environment. For outdoor taps, we recommend marine-grade or stainless-steel options that resist salt corrosion far better. The replacement is a quick job - usually under an hour per tap. If you're also noticing corrosion on hose fittings and garden tap connectors, upgrading those at the same time is worthwhile.

Almost certainly. Excavation on a steep Clovelly block often means heavy machinery on a slope, temporary shoring, retaining wall removal and reinstatement, and significant cost beyond the plumbing itself. Relining avoids all of that. The work is done from small access pits, the slope doesn't affect the process, and the garden, retaining walls, and paths stay completely undisturbed. Yes. Steep common driveways in Clovelly strata blocks often have stormwater drainage that's been overwhelmed by years of runoff. The original drainage pits and grated channels may be undersized, silted up, or damaged. We inspect the common drainage, clear and assess the existing infrastructure, and provide a strata-format quote for any upgrades needed.
